Total Debt Servicing Ratio
A borrower’s total monthly debt repayments, including the new housing loan, may not exceed 55 per cent of gross monthly income. Banks apply a medium-term interest rate of at least 4 per cent when testing affordability, and count variable income such as bonuses and commission at no more than 70 per cent. Using CPF for The Serra Residences
CPF Ordinary Account savings can fund part of the downpayment beyond the minimum cash portion and the monthly instalments, within the CPF valuation and withdrawal limits. The loan tenure, together with the age of the youngest borrower, affects both the LTV tier and how much CPF can be used, so it pays to plan the tenure early.
